IN CONSIDERATION OF THE ABOVE-DESCRIBED PREMISES, THE LESSEE AGREES AS FOLLOWS:

 

• LESSEE shall make the following described financial arrangements and/or payments prior to occupancy:

1. At the time of reservation, the total amount is charged to secure the booking including taxes and fees.  Standard check-in time is 4:00 PM or later, and check-out is at 11:00 AM.  If you require an early check-in or late check-out, please let us know by phone or email (zionstinyoasis@gmail.com, or 1-435-817-3730). 

2. By signing this agreement, the lessee agrees to cover all damages including repairs and excessive professional cleaning services related to your stay if such damages are incurred. All electronic devices, DVDs, appliances, towels, linens, furniture, and equipment are the property of the owner and are not to be removed from the premises. An inventory of said items is kept by the owner. You will be responsible if any are missing or damaged.

House and Property Rules

1. No pets are allowed.

2. No shoes Inside the Tiny House

3. No smoking is allowed either in the house or anywhere on the property.

4. No parties unless previous consent by owners is given

5. Please be courteous of other guests and quiet after 10 PM

6. Washer, dryer, television, wi-fi, and sound equipment may exist within the unit. Zions Tiny Oasis will attempt to ensure their working condition, but no refund will be issued if one of these items malfunctions during your stay.

7. Lessee will be provided with keys to the unit, and agrees to leave them where designated in the house upon departure. There will be a charge for unreturned keys.

8. The LESEE shall report promptly any breakage or damage incurred during his stay or any appliance which is not working properly.

9. Zions Tiny Oasis, at its option, may enter the premises for purposes of cleaning or checking appliances or equipment. If non-performance or compliance with the terms of this lease is discovered, Zions Tiny Oasis may re-take possession and recover damages, including costs and attorney’s fees.

10. Persons holding over after the expiration of the rental term without landlord consent will be considered tenants at sufferance or trespassers, at the landlord's option, and will be liable for treble damages.

11. FILM/COMMERCIAL USE: If you’d like to film or do a commercial photo shoot here, this requires additional fees and prior written consent.  These units are our artistic creation and we want to be sure our branding aligns with yours. Rule breaking will NOT BE TOLERATED!  Please respect our homes and rules -  we’ve put a lot of love and intention into what we do.

12. RITUALS: No loud music, noise or drumming allowed on our grounds of any kind, unless prior written consent has been granted. Guests love the silence and the seclusion our grounds offer.  This place is unique- we’ve worked hard to establish the peaceful atmosphere here.  

 

WAIVER OF LIABILITY:

I, (we), hereby voluntarily accept all risk of personal injury, death and property damage (including personal property) to myself (ourselves), our family or anyone on the Premises with our permission, which injury or damage results from our use of the Premises and facilities at Zions Tiny Oasis. Furthermore, I (we) agree that I (we) will not make a claim against or sue Zions Tiny Oasis, the Owners, its employees, family or related entities, for any bodily injury, death or property damage. I (we) understand that this is a release of Owner and agents from any and all liability with respect to any claims brought by invitees for damage or injury.
